Default Garage-workshop

Hello all,
I've recently moved into a new house. The highly skilled previous owner had converted the single garage into a workshop (He did consultant work for Ducati Race team!!)

Unfortunately I am a numpty and would just like to use it as a garage.

1) What are the negatives of renting it out as is...access is in back garden..liability insurance..etc

2) Do you think its worth posting on Ebay to get someone who wants to do this to their own garage....its all very well made/ they've got it all ready to re assemble their end?!
But they'll have to strip it out.

I don't really want to bin his good work.

Default it's already connected

Yep...there is a built in stereo with speakers in that suspended ceiling...
aerial point for lcd tv on the opposite wall ...full RCB power supply.

You can see he routed a compressor hose from inside the end full height cabinets.

If anyone knows their bikes...he had a Senna Ducati ..he left the picture on the wall.

Hi,
Great feedback and yes I'm sure he spent an awful lot of time out in it.

Anyone got any thoughts on the best way to go forward?

I really don't want to strip all the storage out and dump it.

Could you not leave it in there and still use it as a garage? A couple of members on here let people use the garage and have public liability insurance, I think it may change if you charge for its use, best to try a few insurance companies on the phone and explain the situation

Recently did this kind of thing.

If you have house hold buildings insurance you should have a level of public liability with it (please check with your insurer), mine came with 2 mill. As long as you are not charging and are lending the space to friends you should (again please check) be covered.

If you lend tools they must be fit for purpose, tested if electrical and the users trained in thier use.

You need fire suppression equipment (an extinguisher).

you need 2 points of exit in case of fire.

You need proper recepticals for waste oils, fuel, filter etc.

You can give advice to persons working on thier own car, if you do work you are liable for the quality and any issues that arise.

I also ask anyone using the space to sign a waiver of responsibility clearly stating that they understand all of the above.

Not as complex as it might be but you need to cover your back side.

Ok so as for the garage...
1. The front "up and over" door is blocked by the full length cupboards and I should imagine the start of the suspended ceiling.
2. I can't fit a car in together with the side bench as this is only a standard size garage.
3. I have a second car that's at my parents in one of their garages and has been for MANY years. So I do really need to move it.
4. The double door picture is taken from the garden entrance...he made it that way to be more secure and as it was motorbikes he was dealing with it was easy to move them in or out.

Maybe I could rent this out and rent another garage?

The only thing that bugs me about renting it out is that someone will have access to the back of the house and I am really worried that it will come and bite me

You never know what agro you might get with someone....if it goes wrong!
