Spot on with "rubber" pipes.
I replaced all the rubber pipes on my Mini a couple of years ago. The only one I didn't replace was the one coming out of my fuel tank.
Two years on, I had to replace them again. They had cracked, but luckily not leaking.
The one I had left is still on!
Modern "rubber" is rubbish. It sort of goes brittle, almost plastic like.
Not sure if it's the ethanol or if it's just rubbish rubber.
